At the December 3, 2013 monthly Community Managers meeting, Laurie Cohn, from SI Restoration and Larry Jenkins, from Jenkins Environmental, Inc., hosted a seminar about mold for ACM Community and Property Managers. The seminar focused on how to prevent mold growth and what to do if it's already too late!

ACM Welcomes Sara Rolf


ACM welcomes Sara Rolf, joining our team as the Marketing Coordinator. Sara has spent the past several years in the volunteer sector while raising her family. Prior to that, she worked in projects and reporting for a marketing research company helping clients analyze purchase data for optimum placement of promotions and advertising. Sara has earned her Bachelor of Science in Marketing from Missouri State University. Welcome aboard, Sara!

ACM Gives Back to the Community for the Holidays

This holiday season, ACM will be collecting items to donate to the Arundel House of Hope, an organization that provides emergency and transitional housing, and much needed support services for people who are poor and homeless in Anne Arundel County. (www.arundelhoh.org)
 
Most of the items will benefit the Winter Relief program which provides emergency shelter and spiritual support to the homeless. Over 75 houses of worship open their doors to provide shelter, food and fellowship for 26 weeks during the coldest months. This program started in 1992, and continues to grow each year.
 
The program director helped put together a list of suggested items for donation, which are always needed. ACM will be collecting material and monetary donations until December 16, 2013. Employees also have the opportunity to volunteer their time at a local shelter if interested. We are proud to support this local organization and the community where our corporate offices are located.

ACM staff members attended the annual Chesapeake Chapter of CAI's Expo on October 29, 2013. The Expo offered several seminars for participants to attend as well as breakfast and lunch breaks to network with community association industry professionals and vendors. Several Board members of associations represented by ACM were also in attendance at this yearly educational event.

Administrative Department SenEarthCo Training




ACM hosted its monthly SenEarthCo training with the Administrative Department this afternoon. A SenEarthCo representative conducted a virtual meeting with our Administrative staff to review the Maintenance and Architectural functions in SenEarthCo. We plan to continue these trainings with our staff to review and even learn more about the management system we use and provide to our clients.

CAI Chesapeake Chapter Annual Symposium & Expo


The Chesapeake Chapter of CAI is hosting its Annual Symposium & Expo on Tuesday, October 29, 2013 at Martin's West in Baltimore. The event runs from 8:00 am - 5:00 pm and includes:
  • a 2-hour morning program titled "Community Feud...and the Survey Says"
  • Continental Breakfast
  • Luncheon
  • 4-hour trade show
  • Afternoon of Seminars - three options for participants
  • Wrap Party!
ACM staff members will be attending as well as several Board members of association's represented by ACM. We hope to see everyone there!

Community Board Members Now Have Access to ACM's Inspection App

ACM is excited to release to the Board of Directors our inspection app. This app will allow you to inspect your community, make notes and take photos to submit to ACM for publication or further action as directed.

Below are instructions on how to gain access and use the inspection app.
1)      You will need to obtain a username and password from ACM. Please contact Heather Griffing by email at hgriffing@communitymanagers.net

2)      Once you have your log in information, you will be able to download the app. The app requires the use of a data connection and may be downloaded from the android market or Apple’s App Store. Please search for American Community Management

3)      Once you have downloaded the app, you may log in using the credentials provided by American Community Management. You will be taken to the main screen of the app. There are several inspection forms to pick from. We recommend you use the CM Inspection form or the Quick Inspection form. The CM Inspection form is great to use if you are inspecting a large portion of the community. The Quick Inspection form is great to use if you want to note a few items, but are not completing an inspection of most of the community.

4)      All Inspection forms have the ability to have photos added. To add a photo to any field, click the blue down arrow and click on camera (to take a photo) or Gallery (if you already have a photo taken previously and would like to add it).  To delete a photo, tap on the photo on the inspection page and then click OK to delete.

5)      Once completed with the form, click the submit button at the bottom of the page.

6)      A copy of the form will be sent to the community manager and be available for placement in your next management report.

ACM Renews AAMC® Designation!

We are proud to announce that we have received notification that ACM has been approved for re-designation as an Accredited Association Management Company - AAMC®! We have worked hard over the years, continuing to promote education for our staff members as well as providing high quality community association management services to our 200+ clients. Our dedication, experience and community association management qualifications have allowed us to continue to hold this designation through the Community Associations Institute (CAI) until August, 2016.

Union Bank/Smartstreet Update

In lieu of recent changes to the online payments site introduced by Union Bank, we would like to assure our clients are aware of the impetus and potential benefits of these changes.

Most of you have come familiar with Smartstreet over the past three years as our banking partner.  Union Bank, which has a major footprint in community association banking on the west coast, acquired Smartstreet in 2012 to expand their operations nationally.  Smartstreet is now Union Bank Homeowners Association Services.   
All of the same options to pay are available to you when making your assessment payment to include one-time or recurring electronic check and credit card.  Over the coming months, we expect additional features to be incorporated and will announce them as they are implemented.  In addition to the layout of the website, we would like to highlight two major changes:
1.   To make a payment, you will be asked to establish a username and password for security purposes.  Note that this username and password is unique from the login information used to access www.acmhome.com .  We encourage you to set up your account and verify the proper homeowner account number as listed on your coupon and can also be found on our website when you view your account.  This will assure that your payments are appropriately applied in a timely manner.

2.   With the addition of the option to pay with Visa, the credit card fee has increased to $14.95 per transaction (up to $3,000).  We are not happy about this increased cost and have expressed our dissatisfaction.  Statistically, less than 2% of our homeowners pay with a credit card so we hope that this does not present an obstacle to anyone in making payment to their association.
As in the past, access the pay fees link by signing in to www.acmhome.com and select the “Pay Fees” link located on the right side of the page under “Quick Links.”
Remember, you can also bypass the above and sign up for ACM’s direct debit program and we will process your payment automatically for you as it comes due right from your bank account.

ACM Staff Participate in Training Sessions




On August 13, 2013, ACM hosted several training sessions for Community Managers, Property Managers, Administrative staff and Accounting staff to review our budgeting tool, the Handteq app used for property inspections and HomeWise Docs, the new system being implemented for resale packages and questionnaires. Staff members brought their iPads to the training session in order to practice using ACM's specially designed inspection app. As always, one of ACM's core values is continuing education. We routinely host training sessions for our staff members to review and address any questions they may have about the tools and technology we have developed as part of our management process.

ACM Announces HomeWise Docs

Beginning September 1, 2013, American Community Management, Inc. (ACM) is pleased to announce its transition to HomeWiseDocs.com, the next generation in document and data delivery for community associations. HomeWiseDocs.com provides secured, reliable, around-the-clock online access to all governing documents and critical project data for lenders, escrow and title companies, real estate agents and homeowners.

In September, homeowners/lenders requesting a resale package or questionnaire will be directed from www.acmhome.com to log on to www.homewisedocs.com and select the link to register. The system enhancements geared toward an improved user experience include:
  • Order by address or association name searches
  • Share your order with up to four email addresses
  • Multiple payment methods offered
  • Hard copy delivery options available
  • Email and SMS text completion notices for users

John McElderry Promoted to Chief Operating Officer

 
American Community Management (ACM) is proud to announce the appointment of John McElderry to the position of Chief Operating Officer. His business background has demonstrated his ability to effectively and efficiently coordinate the growth and expansion of national businesses associated with the home building industry. That success and his ability to implement organizational strategies have made him a clear choice for the newly created COO position. John will direct the day to day community management business of the company while working with President Mel Herzberger in developing ACM's innovative community management systems.
 
In addition to earning his B.S. in Marketing and his M.B.A. in Finance from LaSalle University, McElderry shares ACM’s commitment to continuing education, earning the certifications of Project Manager Professional and Certified Manager of Community Associations. John has had the opportunity to manage several ACM communities over the past year and has had first hand experience serving in various board positions within the South River Landing community association.
