Union Bank/Smartstreet Update

In lieu of recent changes to the online payments site introduced by Union Bank, we would like to assure our clients are aware of the impetus and potential benefits of these changes.

Most of you have come familiar with Smartstreet over the past three years as our banking partner.  Union Bank, which has a major footprint in community association banking on the west coast, acquired Smartstreet in 2012 to expand their operations nationally.  Smartstreet is now Union Bank Homeowners Association Services.   
All of the same options to pay are available to you when making your assessment payment to include one-time or recurring electronic check and credit card.  Over the coming months, we expect additional features to be incorporated and will announce them as they are implemented.  In addition to the layout of the website, we would like to highlight two major changes:
1.   To make a payment, you will be asked to establish a username and password for security purposes.  Note that this username and password is unique from the login information used to access www.acmhome.com .  We encourage you to set up your account and verify the proper homeowner account number as listed on your coupon and can also be found on our website when you view your account.  This will assure that your payments are appropriately applied in a timely manner.

2.   With the addition of the option to pay with Visa, the credit card fee has increased to $14.95 per transaction (up to $3,000).  We are not happy about this increased cost and have expressed our dissatisfaction.  Statistically, less than 2% of our homeowners pay with a credit card so we hope that this does not present an obstacle to anyone in making payment to their association.
As in the past, access the pay fees link by signing in to www.acmhome.com and select the “Pay Fees” link located on the right side of the page under “Quick Links.”
Remember, you can also bypass the above and sign up for ACM’s direct debit program and we will process your payment automatically for you as it comes due right from your bank account.
